Base Price Ranges (for single-family homes):
0–1,500 sq. ft. → $400
1,500–2,500 sq. ft. → $500
2,500–3,500 sq. ft. → $600
3,500+ sq. ft. → $800+
Re-Inspection on Focused Areas: 25% of Original Inspection Cost
Radon Testing: $150
Water Quality Testing: $125
Well Flow Testing: $100

A home inspection is a visual, non-invasive inspection of the systems and structures of the home. A home inspection will highlight potential issues within a home outlining safety hazards, necessary repairs, and maintenance needs.
Whether you're buying or selling, having the property inspected by a qualified, unbiased expert is a smart step in the process. In New York State, licensed home inspectors are required to adhere to the “New York State Standards of Practice” and the “Code of Ethics and Regulations for Home Inspectors,” ensuring each inspection is conducted with integrity, consistency, and attention to detail.
A home inspection should take place before the purchasing of a new home or prior to listing a home for sale. You also have the option of taking advantage of the Howling Maintenance Program which allows you to receive an 11th month inspection after the purchase of a new build home.
A home inspection typically takes between 2-4 hours for the visual inspection. Clients are welcomed to be present for the inspection; however, it is not required.
A trained and licensed inspector will visually inspect all major components of the home (e.g. roof, exterior walls, electrical service, doors, windows, flooring, plumbing, etc.
You are welcomed to be present at the time of the inspection; however, 100% of my attention needs to go to completion of the inspection. Once completed, I would be happy to walk you through preliminary findings to answer your questions and familiarize you with the workings of your new home!
Yes! NYS requires a pre-inspection contract be completed prior to the inspection process. This ensures you have a full understanding of what the process is and what you should expect.
We guarantee you will receive the report within 24 hours from the time of the inspection in your email. The report is written in easy to follow, user-friendly fashion with images of any concerns to ensure you are fully aware of potential concerns. We are always open to questions!

Yes to both of these questions! When using a VA loan or a HUD loan, they will often times require that you receive the extended services in your inspection. Or after doing research and having discussions, you may determine based on your needs, you do need these additional extended services. We are absolutely able to accommodate this request!

In New York State, the home inspection report is a tool for buyers to make informed decisions. If defects are found, you can:
Request repairs or credits from the seller,
Renegotiate the purchase price, or
Withdraw from the transaction (if your contract includes an inspection contingency).
The inspector does not pass or fail a home — they document the current condition so you can decide how to proceed.
Yes, we offer re-inspections for an additional fee. This is a shorter, focused visit to confirm that specific issues have been addressed. It's especially useful before closing to ensure repairs meet safety and quality standards. It is not required, but it is often recommended.
Ethically, NYS home inspectors should not directly recommend contractors with whom they have a financial relationship. However, we can suggest the types of specialists you may want to contact (e.g., licensed electrician, structural engineer, plumber) and may provide a general list of trusted third-party professionals, if available, without endorsing any one company.
The inspection itself does not directly affect your mortgage approval — that’s based on the appraisal and your financial profile. However, serious issues (roof, foundation, mold, safety hazards) may raise flags for lenders or insurers. In some cases, your insurance provider may request documentation that certain repairs have been completed before issuing or continuing coverage.
Only you, the client, are entitled to the report. However, you are welcome to share it with your real estate agent, attorney, or other advisors. In NYS, inspectors must comply with confidentiality standards — meaning your report will not be shared with anyone else without your written consent.
