COMMERCIAL INSPECTIONS
COMMERCIAL INSPECTIONS
How is a commercial inspection different from a residential one?
A commercial property inspection focuses on the performance and condition of larger or more complex building systems — such as HVAC, roofing, plumbing, and structure — typically guided by the ASTM E2018-15 “Property Condition Assessment” (PCA) standards.
Unlike residential inspections (which follow NYS Standards of Practice), commercial inspections are customizable and may include specialty systems, multiple units, or business-use considerations.
Do you inspect office buildings, warehouses, restaurants, or retail spaces?
Yes. We inspect a wide range of commercial buildings, including:
Office buildings and professional spaces
Warehouses and light industrial facilities
Multi-unit retail plazas
Restaurants and hospitality spaces
Each commercial inspection is tailored to the property type, occupancy, and client’s needs.
Can you identify potential ADA compliance issues?
While we may observe and report obvious accessibility limitations (e.g., lack of ramps or improper bathroom layout), NYS inspectors do not perform full ADA compliance inspections unless specifically trained in accessibility standards.
For detailed ADA assessments, we recommend hiring a certified accessibility consultant or architect familiar with the Americans with Disabilities Act and applicable local building codes.
Do you assess environmental concerns like asbestos or underground storage tanks (USTs)?
No, not as part of a standard commercial inspection. These issues require specialized Phase I Environmental Site Assessments (ESAs) or hazardous materials inspections. However, we may note visible signs of potential concerns and recommend environmental professionals for:
Asbestos
Lead paint
Radon
Mold
USTs and site contamination
Can you inspect mechanical, HVAC, and electrical systems in commercial spaces?
Yes, within the scope of a visual inspection and accessible areas.
We evaluate:
HVAC units and air distribution systems
Electrical panels, breakers, and basic wiring
Plumbing supply and drain lines
For large-scale or complex systems (e.g., rooftop units, commercial boilers, chillers), we may recommend a licensed HVAC or electrical contractor for further evaluation.
What kind of report will I receive for a commercial inspection?
You will receive a Property Condition Report (PCR) summarizing:
General building condition
System performance
Safety issues
Deferred maintenance or repairs
The report may follow ASTM format and will include photos and recommendations for further evaluation or cost budgeting, based on client needs.
Do you offer phased inspections for larger properties?
Yes. For multi-structure or high-square-footage properties, we can schedule phased inspections across multiple days. This allows for deeper evaluation without rushing, and may involve coordination with specialists or subcontractors.
Do you work with investors or property management companies?
Absolutely. We routinely work with:
Real estate investors
REITs and commercial brokers
Property managers and landlords
We provide thorough documentation that supports due diligence, budgeting, maintenance planning, and investment decisions.
